There’s a huge amount of private land to explore on light summer evenings and a tranquil pond to sit beside with a drink in hand. Located outside Nightjar and Willow's Rest, Upcott Farm also comes with two luxurious hot tubs.
Sitting beneath Exmoor’s Dark Sky Reserve, an elevated terrace at both properties will be relished by stargazers, while dogs will love exploring the grounds and stretching their legs on long countryside rambles to Bampton and the Tarr Steps. Kitchen and Dining Room
Spacious, high-spec yet incredibly homely, the kitchen will be loved by foodies and home cooks. There’s a modern central island with a built-in Zanussi microwave, a Falcon oven and five ring induction hob. The whole group can enjoy sociable meals together at the large oak dining table, which seats 12, while drinks chill in the Haier wine fridge. For after-dinner coffees, look to the Dulce Gusto coffee machine as the Kenwood dishwasher takes care of cleaning up.
Please note: guests with pacemakers should avoid using the induction hob as this can interfere with the device.
Lounge
With a striking freestanding log burner at the heart of the room, the lounge is instantly inviting and has plenty of space for the whole group to congregate together. A haven for texture, colour and warmth, relax amongst soft velvet and sheepskin interiors, while your favourite film plays on the 65” LG Smart TV. If a games night by the fire is on the cards, turn to the Bose speaker and fill the space with your favourite tracks. Located through the double doors in the lounge, the elevated terrace makes an idyllic setting for breakfast on hazy mornings, overlooking the surrounding countryside.
Master Bedroom
With luscious country views stretching as far as the eye can see, the master bedroom is tucked away at the back of the house. A king size bed and expansive double height windows make it a peaceful setting for slow mornings, with interiors finished in beautiful soft grey and rustic wooden beams throughout.
The en-suite bathroom is home to an indulgent bath tub for long evening soaks, while a Velux window overhead promises a dreamy view of the sky. There’s also a Nikles shower with a waterfall head and a feature farmhouse sink by Hatria.
Bedroom Two
A versatile zip and link room finished in a rustic-luxe style, the second bedroom is elegant and inviting. Views across the neighbouring fields are best enjoyed tucked up in bed, where brushed cotton bedding and a striking wood effect wall continue Nightjar’s country feel.
While a large walk-in shower can be found in the spacious en-suite, you’ll also find a separate TV area just outside bedroom two. Complete with bean bags, it’s a great space for younger guests to break away from the group.
Bedroom Three
Awash in rich golden tones and welcoming in plenty of natural light, this cosy king size room is a heavenly hideaway found in the second wing of the barn. There’s a large skylight window making it a lovely space for reading, while a mirrored wardrobe provides storage space in abundance.
Complete with views across the treetops, the en-suite bathroom has a generous walk-in shower and is finished in grey slate and rich oak.
Bedroom Four
Sitting at the far end of the barn, bedroom four is a charming twin room adorned in deep blue tones. A pair of industrial style beds add a unique edge to the otherwise country-inspired interiors, while characterful wood furniture provides lots of storage. Low-slung beams and a reading nook tucked into the window tie the space together with a splash of personality.
The en-suite bathroom is exquisitely tiled from floor to ceiling, with a roll-top bath promising a peaceful night-time dip. There’s also a sloping Velux window which makes the space light and bright.
Utility Room
Ready to tackle any holiday laundry, the utility room houses a Miele washing machine and tumble dryer. There’s also a large Villeroy and Bosch sink, plus a separate W/C at the end of the room.
Terrace and Outdoor Space
Overlooking the garden, the decked terrace is ideal for hosting sociable group lunches or watching the evening stars appear under Exmoor’s Dark Sky Reserve. There’s an outdoor dining table with seating, plus sun loungers for those hoping to soak up the rays. Accessed through double doors in the lounge, it’s easy for everyone to come and go on summer days.
Just below the terrace, there’s also an enclosed section of garden with a fire pit and large outdoor dining table – perfect for hazy summer evening spent in the fresh countryside air.
Hot Tub
A hot tub* is located just outside Nightjar on a decked terrace above the garden.
*Please note: the hot tub is emptied and cleaned out after every booking. Occasionally this may result in the hot tub not being up to maximum temperature on the first night of your arrival.

Dining Area and Lounge
A vast open plan space with direct access onto the suspended balcony, the dining area and lounge lend themselves to socialising. Take a seat at the dining table for intimate family dinners or retire to the lounge where soft cream sofas await. Keep warm by the Jydepejsen log burner in winter, and once spring has sprung, spread out onto the decking with a glass of fizz.
Kitchen
Epitomising the classic farmhouse kitchen, this gorgeous open plan room is finished with a rustic central island and traditional gas Aga with a six ring hob. The mottled slate floor and soft green cupboards combine practicality with effortless style, with original wooden beams paying homage to the house’s charm. Wake up late to prepare breakfast with the Dulce Gusto coffee machine and DeLonghi four berth toaster, and when dinner time calls, turn to the Bosch fridge and built-in Neue microwave to accompany a delicious slow cooked meal. There’s also a Neue washing machine and dishwasher, ready to take care of the cleaning up.

Master Bedroom
A romantic king size room with an enchanting pink colour scheme and original wooden features, the master bedroom enjoys uninterrupted countryside views. Look out from the Juliet balcony each morning and pull the floor-length curtains closed before bed. Rustic beams and soft sheepskins create a cosy attic bolthole, while there’s plenty of storage in the rustic chest of drawers tucked into the eaves.

Heritage and culture
Less than half an hour’s drive from Dulverton, Dunster Castle is a National Trust treasure with pretty subtropical gardens, a working watermill and dramatic views over the Quantock Hills. Knightshayes is another National Trust estate with acres of gardens, parklands, woodland walks and wild play areas. Literary buffs will relish the chance to follow in the footsteps of one of England’s most prestigious romantic poets, Samuel Taylor Coleridge. Explore 51 miles of the Quantock Hills, the Brendon Hills and surrounding Exmoor landscape through winding waymarked paths, beautiful valleys, charming chapels and rich countryside.
Food and drink
After a brisk country walk, The Bridge Inn is a great place to stop and refuel, with a friendly atmosphere and varied menu. One of Dulverton’s hidden gems, Woods Bar and Restaurant is a charming country pub, set on the edge of Exmoor. Its classic British cooking and extensive wine list make it a firm favourite amongst locals. Stop by The Swan for dinner and drinks at the oldest pub in Bampton, or visit The Masons Arms, a Michelin star restaurant. The Tarr Farm Inn also comes highly recommended.
Activities for children
Animal lovers and bird watchers will love nothing more than a visit to Exmoor’s Owl and Hawk Centre, situated just 12 miles from Dulverton. A 15th century farmstead with a large collection of owls, birds of prey and friendly animals, enjoy a walk with a herd of alpaca or marvel at the outdoor flying display. Alternatively, a day out with Exmoor Wildlife Safaris will add an extra splash of fun to any holiday. Explore the dramatic windswept moors, rushing rivers and wooded valleys as your knowledgeable guide tells you all about the local legends of the area.
Outdoor pursuits
Part of the Exmoor National Park, the ancient Tarr Steps walking route passes through a beautiful wooded valley of the River Barle and the heathland of Winsford Hill. If you'd prefer, cycle over the River Barle and follow the gentle track towards Knightshayes Court or discover Tiverton Castle by bike for a tougher climb. Exmoor provides fantastic cycling trails for all abilities, as well as horse riding treks. Keen golfers will love Somerset’s oldest club, Minehead and West Somerset Golf Club. There are also plenty of opportunities for fishing in Exe Valley as well as clay pigeon and game shoots with Shalden Shooting School.
Beaches and watersports
The North Devon coastline is home to some great beaches for sunbathing, surfing and walking. Saunton Sands can be reached within an hour’s drive and makes an idyllic day trip location with its expanse of sand, food outlets and beach shops. Nearby Lynmouth Beach is backed by wooded hills and served by a unique cliff railway from Lynton. Other recommended beaches are Putsborough Sands and Woolacombe. Less than a 20 minute drive from Dulverton, Wimbleball Lake Country Park offers a range of watersports.

We had a perfect stay in Upcott Farm, I went with my two sons and families, my grandchildren are 10, 9, 8 and 5 and we had the most wonderful time. The place is fantastic, the site very beautiful with green fields and rolling hills. It’s not too far to travel to the coast and other places of interest and we visited Haddon Hill, Croyde Beach, Dunster Castle, and had a day paddle boarding and kayaking on Wimbleball Lake. The accommodation is first class, beautifully presented and well stocked. We used both Nightjar and Willow's Rest and both houses were lovely. We hope to return as my grandchildren cried as they left because they didn’t want to leave and the adults felt the same!
”Our stay was literally perfect. The property is sumptuous and provided our family with the relaxing space and time we needed. From the huge kitchen and Aga where we cooked autumnal stews to the roaring fire watching movies on Netflix then evenings under the stars in the hot tub. We had wonderful walks with our dog in local Exmoor and we even took just the hour drive to Croyde Bay for a beach day. The owners of the property were so kind and welcoming and were on hand to ensure we all had the best time.

Added benefit (at least when we were there) of having two horses in the paddock that we could say hello to everyday! The hosts left a basket of essentials and some treats in both houses, all of which were gratefully received.
