The magnificent exterior of Ednovean House is matched by its sweeping views across Mount’s Bay, St Michael’s Mount and Mousehole. Having featured in Country & Town House and Time Out as the perfect seaside idyll overlooking High Tide from House of Dragon, Ednovean House is certainly spectacular. Designed with large groups in mind, it’s the ideal place to bring everyone together for family holidays and celebratory stays.
The enormous open plan kitchen and dining area is like no other. With a sleek central island and large dining space that can accommodate up to 14 guests, it’s the true pièce de résistance of the property. Sit down for an elegant lunch whilst the room is bathed in midday light and look out through the huge glass sliding doors, which frame the sea view.
Equally grand and sociable is the double-ended lounge. Edged by window seats and warmed by a contemporary fireplace with an open fire, gather around and play board games in the evenings as the sun sets on the horizon. There’s a separate media room so the group can break off when they want to, and a study for those precious moments of peace and quiet.
Upstairs, there are six very well-appointed bedrooms, all kitted out with English Country upholstery and striking prints. The master, along with bedrooms two, four and five look out across the coastline and come with their own en-suites. Bedroom six and the bunk room have lovely country views and share the huge family bathroom.
The outdoor space at Ednovean House is truly captivating. With incredible views, a sweeping patio and an extensive landscaped garden, while away peaceful afternoons catching up with old friends and spending time with loved ones. This spectacular property is also ideally situated for exploring the West Cornwall coastline and is just a 10 minute walk from Perranuthnoe Beach.

Open Plan Kitchen and Dining Area
Finished to an exceptionally high standard, the sleek, sophisticated and functional kitchen forms the heart of Ednovean House. The huge central island is edged with bar stools and there’s a flat screen TV with Sky mounted on a grey slate feature wall, so whether you’re chatting with friends or watching a series, it’s a wonderfully sociable space. The practical side of entertaining is covered by an American style Fisher & Paykel fridge-freezer, a Miele double oven and built-in microwave, a Siemens warming drawer and two Miele dishwashers. There’s also a Nespresso coffee machine, wine cooler and SONOS sound system.
The enormous wooden dining table takes centre stage in the dining area and is edged by sliding patio doors, which look across Mount’s Bay.
Living Room
Large and luxurious, the living room has seating areas at both ends, so there’s plenty of space to separate off. The two striking window seats stretch across the deep bay windows. Daybeds in their own right, stretch out and get stuck into a good book whilst surrounded by the luscious gardens and views across St Michael’s Mount. There’s a cosy open fire and small flat screen TV with Sky at one end of the room and another large flat screen TV with Sky and a Yamaha Sound Projector at the other, both of which can be neatly tucked away in dedicated cupboards. There’s also SONOS throughout the living room.
Media Room
Cosy up for a movie night in the dedicated media room, which features a plush low-level sofa and Fat Boy bean bags. Complete with a wall mounted Samsung Smart TV plus Sky, an Xbox One and a SONOS sound system, there's plenty to keep everyone occupied.
Study
This pretty and functional study provides a quiet spot for those who need to work on holiday or like reading the paper in peace. The beautiful views create a calming backdrop, and you can keep the radio playing through the SONOS sound system.
Wet Room and Boot Room
Perfectly placed for returning from the beach, this wet room features a WC, rainfall shower heads and two hand-held shower heads. The boot room is just next door and provides plenty of space for hanging up wet clothes and wetsuits as well as storing muddy wellies.
Utility Room
Located just next to the kitchen, the utility room is home to a Maytag washing machine and a Zanussi tumble dryer.

Master Bedroom with En-suite
The sumptuous super king bed with plush headboard is perfectly positioned for enjoying those enviable views across Mount’s Bay. Once evening falls, draw the Roman blinds and watch your favourite programmes on the wall-mounted flat screen TV with Sky, or play your favourite songs through the SONOS sound system. The adjoining en-suite has been finished to exacting standards, with an indulgent bath, sizeable walk-in shower and feature 3D wave stone wall.
Bedroom Two with En-suite
Enjoy the same unbeatable views as the master bedroom whilst reading the morning paper from the comfort of your king size bed. This second bedroom enjoys a similarly styled en-suite shower room, as well as ample storage space inside built-in wardrobes.
Bedroom Three
Children will revel in this playful bunk room, which comes with two comfortable bunk beds. This clever use of space ensures families holidaying together are well catered for. Deep and sturdy stepped ladders provide safe and easy access to the upper bunks. The family bathroom is just next door.
Bedroom Four
Yet another room with a view, bedroom four comes with a super king size zip and link bed, which can be made up as twins if required. The en-suite features a cascading rainfall shower and the same iconic wave wall as the master.
Bedroom Five
Almost identical to bedroom four, this room has pleasant garden views that lead all the way down to St Michael’s Mount. A large and inviting bed can be made up as a super king or twins and the luxury en-suite comes with a rainfall shower.
Bedroom Six
Tucked away in a quiet spot, the zip and link bed means you can choose between a super king or two singles. The spacious family bathroom is just across the landing.
Family Bathroom
Whilst four out of the six bedrooms benefit from dedicated en-suite bathrooms, the remaining two are treated to a magnificent family bathroom with spacious thermostatic walk-in shower. Eyes will instantly be drawn to beautiful deep bath, edged in elegant pearly mosaic, with a freestanding faucet. This is where weary limbs meet soothing indulgence – light a candle and finally have some ‘me’ time.

With two large grassy gardens, amounting to an acre in size, children have an abundance of space to run and play. They’ll love exploring the many hidden corners as well as the child-proof fishpond.
A large paved terrace area with outdoor furniture, atmospheric lighting, an audio system and a built-in gas barbeque provides the perfect setting for evenings watching the sun set over St Michael’s Mount.
Another seating area towards the front of the house makes the most of the morning and early afternoon sun and an outdoor shower is perfect for coming off the beach.

Outdoor pursuits
Just up from the Perranuthnoe Beach car park, the South West Coath Path leads through rugged countryside and hidden coves towards Praa Sands and Porthleven. For energetic walkers, the western route towards Marazion, Newlyn and Mousehole is highly recommended. Keen cyclists will love the First and Last trail from Hayle to Land’s End and golfers can choose between Praa Sands, Cape Cornwall, West Cornwall and Tregenna Golf Clubs.
Food and drink
Foodies will love the Cutty Sark restaurant and bar in Marazion where incredible local produce is served alongside refreshing beer and wines. For a laid back taste of Cornwall, try The Copper Spoon Café or Philps Famous Pasties in Marazion. On days when you're looking for a relaxed pub lunch, head to The Victoria Inn in Perranuthnoe or The Godolphin Arms overlooking St Michael’s Mount. Porthleven is another gourmet hub, with Kota Kai Kitchen Bar and Kota Kai Restaurant perfect for a tantalising treat.
Festivals and events
Newlyn Fish Festival nearby is an annual event which raises an extraordinary amount of money for local causes. The day is filled with fish displays, cooking demonstrations, harbour events and music. The Mousehole Christmas Lights is another legendary spectacle near Marazion. Switched on every year in the week before Christmas, dazzling illuminations light up the harbour and boats, and a range of local events helps everyone to get the festive feeling.
Beaches and watersports
A lovely mixture of shingle and sand, both Marazion and Perraunuthnoe Beach have incredible views across St Michael’s Mount. Praa Sands, Keneggy Sands, Longrock Beach and Porthleven Beach are all nearby, and Pisky and Prussia Cove are great for exploring. Across the Lizard Peninsula is Sennen Cove – a surfing paradise with high quality surf schools offering lessons and equipment hire. We’d also recommend exploring the magical coastline by kayak, boat, jet ski or paddle board. If you like sea fishing, opt for a day trip from Penzance.
Time for pampering
Relax and unwind at the beautiful St Ives Harbour Hotel Spa, which is under 40 minutes away by car. Alternatively, the C Bay Spa at The Carbis Bay Hotel offers a wonderful setting for indulgence. Within 125 acres of stunning coastline, relax in style nestled within one of the most beautiful bays. Both spas have amazing views over St Ives Bay and offer high quality treatments and use of their leisure facilities.
Heritage and culture
A holiday in West Cornwall wouldn’t be complete without a trip to the iconic St Michael’s Mount, which can be reached from the mainland by foot or boat, depending on the tide. Cornwall’s world famous open-air Minack Theatre is also just a 35 minute drive away. Open to day visitors as well as theatre goers, it has breathtaking views over the ocean. We’d also suggest a day out in Newlyn, where the local art scene has been thriving since the 1880s. The charming Newlyn Gallery is also well worth a visit.
Activities for children
If the weather takes a turn, Paradise Park in nearby Hayle is every child’s dream day out with over 650 birds and animals to see, meet and learn about. Geevor Tin Mine is also great for a rainy day, with guided tours offering an educational insight into what daily life was like for Cornish tin miners. Another memorable activity for the children is a trip out to sea with Marine Discovery in Penzance. Climb aboard one of their boats and go in search of dolphins, basking sharks, sunfish, porpoises and seals.

”This was our second booking through Perfect Stays and our second visit to the same house (which is normally unheard of). Originally booked in 2019 for 2020, we moved our booking to 2021 with such ease thanks to Perfect Stays. They are great at communicating and appreciate the check in half way through our stay to make sure everything was going to plan. I can't fault Perfect Stays and their team members - who must be so busy due to current events - are always so helpful and friendly.
On our return, we knew what to expect, but it still had the wow factor when we stepped back in. Such a well equipped house - especially the kitchen - and the upkeep is second to none. The view of St Michael's Mount is even more impressive than the photo. Perranuthnoe is a gem. The quality of this house, the setting and local eating options makes this house the full package.
