Home to views that sparkle all the way to Padstow, the open plan kitchen, living and dining area is a space to savour. A haven for foodies, the bohemian styling and high-spec cooking facilities make the chef's kitchen a natural setting to pull up a bar stool and make plans over breakfast.
Later, step onto the decked terrace to soak up the summer's warmth, or on cooler mornings, cosy up in front of the wood burner and watch as the yachts sail into shore. Just as perfect for evening entertaining, slide open the bi-fold doors to dine al fresco as golden hour descends on the water, or retire to the sunken vitality pool with glasses of chilled champagne.
All finished in Cornish clay plaster, four of Ferryside's six sea-view bedrooms frame the social space on the ground floor. Overlooking lapping tides and with its own private balcony, the master bedroom is the perfect couples’ refuge. At the end of each day, break away from the group and unwind with an indulgent bubble bath with views over the water.
When time with the family is in order, descend the walnut-walled staircase to find the moody cinema and games room tucked away on the lower ground floor. Complete with a ‘hidden’ bar area, turn each evening into a mixology masterclass, or take advantage of the feature pool and table tennis for games long into the night. For the less competitive, the u-shaped sofa calls for movie magic in front of the 90-inch Smart TV.
With the beach just a stone’s throw away, Ferryside makes an idyllic retreat for several generations to enjoy together. What’s more, The Mariners pub headed up by Paul Ainsworth is a short walk away for decadent Sunday lunches and flights of local tipples. Or, for those opting for a more adventurous break, join Camel Ski School on the slipway below the house for a lesson in water-skiing or wakeboarding - a real bucket list experience to master in North Cornwall.

Open plan Kitchen, Living and Dining Area
Home to glistening sea views over Rock, Padstow and beyond, the open plan social space allows for light and bright living. Allow the sea breeze to sweep through the bi-fold doors on sun-kissed days, while preparing a lunchtime feast.
A central kitchen island with four rattan bar stools creates a relaxed atmosphere to cook and dine with a dramatic ocean backdrop. Spend evenings crafting Japanese-inspired suppers at the teppanyaki plate, before gathering the group together around the oak dining table. Also complete with a Sage Barista Express Espresso coffee machine, Miele fridge-freezer, Gaggenau oven, induction hob and Quooker hot boil tap, eager chefs will feel instantly at home, while the Miele dishwasher takes care of tidying up.
On chillier evenings, hunker down beside the wood burner and pull out a board game in the open plan living area. Transforming into a true night-time hideaway as the sun goes down on the water, sink into a sumptuous sofa or rattan armchair to warm up with a glass of red.
Master Bedroom with En-suite and Private Terrace
Wrapped up in neutral tones, with wooden panelling and Cornish clay plaster, the master bedroom provides an idyllic sanctuary for two. As with all of Ferryside's six bedrooms, its calming estuary views are the real show-stopper. Push open the French doors that flood the space with natural sunlight, and let the linen curtains catch the breeze as you come and go from the sun-drenched terrace. Also home to a super king size bed, rustic-inspired furnishings and boho rattan wardrobes in the dedicated dressing area, this room feels instantly luxurious.
The master bedroom also benefits from an adjoining en-suite bathroom. Finished in the same soft clay plaster, it features a waterfall shower, double sinks and an ocean-view bath tub. Once dusk arrives in Rock, sink into a cloud of bubbles and watch as the boats glide in from the horizon.
Bedroom Two with En-suite
Finished in gorgeous nudes and creams, bedroom two makes a perfect hideaway for younger guests. Featuring a double bed on the bottom of the bunks and a single bed above, this room provides versatile sleeping arrangements. White panelling overhead makes the space cosy and inviting, while the picture window captures views over the passing yachts below.
In the en-suite bathroom, you'll find a walk-in waterfall shower for winding down each evening, and the room is finished in Ferryside's signature neutral tile.
Bedroom Three with Private Terrace
Cherish the dazzling ocean view every morning from bedroom three’s king size bed. Situated at the front of the house and complementing its waterside setting, this room is finished in gorgeous blues and natural linens. Not only do they flood the room with natural light, the French doors also provide easy access onto the private terrace for al fresco breakfasts with estuary views.
Thanks to built-in wardrobes and drawers, there’s also plenty of storage for storing suitcases and 'out to dinner' outfits.
Bedroom Four
Completing the bedroom set on the ground floor, this twin is finished in understated greens and whites. Enjoying the same sparkling views over the water below, open up the windows and welcome the fresh sea air as you get ready before joining the rest of the group.
Family Bathroom
Serving bedrooms three and four, the family bathroom is light, bright and airy with an inviting waterfall shower. Finished in iridescent turquoise tiles, this bathroom feels instantly spa-like, making the morning routine even more enjoyable.
Hallway Study
Whether it’s relaxing in the suspended egg chair at one end, or working at the leather-bound sea-view desk at the other, even the hallways are designed to be enjoyed. Slate walls and high ceilings lead you effortlessly from room to room.
Wet Room
Complete with a dunk tank, double shower and wetsuit hanging rails, the wet room takes the stress out of the post-swim routine. Sleek and sophisticated, it's finished in slate grey tiles with steel fixtures and fittings. Also benefiting from an additional sink, dehumidifier and heated bench seating, return from days on the beach to rinse salty hair before wrapping up in a warm robe.

Bedroom Five with En-suite and Terrace
Step out onto the lower terrace moments after waking up and savour an espresso to the sound of lapping waves. Enjoying views over the water and with access onto a shared terrace, this king size room is styled in tranquil blues and greens. Panelled walls engulf the space, while a separate dressing area provides shelving and hanging space aplenty.
A super king zip and link bed, Scandi-style bedside tables and contemporary artwork create an effortlessly cool sea-view haven.
Complete with an en-suite bathroom, embrace peaceful mornings amongst bubbles, with a breath-taking view over Rock. To finish the en-suite you’ll find a separate walk-in shower, beautifully styled with scalloped pink mosaics.
Bedroom Six with En-suite and Terrace
Along the hallway is another beautiful super king size room, again with the versatile option of being made up as a twin. Sharing a sea-view terrace with bedroom five, it's the perfect setting to pick up your favourite novel and lose yourself as the sun sets.
Bedroom six also features an en-suite bathroom. Finished in sage green tile with pebble flooring underfoot, enjoy leisurely morning routines with the addition of a waterfall shower.
Cinema and Games Room
Tucked away on the lower ground floor is the cinema and games room. Best seen to be believed, stepping through the glass panelled doors and red velvet curtains reveals a room encased in walnut. While it also features a burnt orange vintage-style pool table which quickly converts to a table tennis table, as well as SONOS surround sound and a built-in dartboard, the real pièce de résistance is the unique "hidden bar". Once discovered, it provides a tempting space for making weekend nightcaps, complete with a sink and additional fridge.
Meanwhile, the large u-shaped sofa occupies the near side of the room, perfectly placed in front of the 90-inch Smart TV.
Utility
Just next to the cinema and games room is the well-equipped utility. Home to a Miele washing machine and tumble dryer, this room also benefits from an additional sink and plenty of storage.

Sea-view Terrace and Sunken Vitality Pool
Home to surely the best views in Rock, the elevated terrace stretches across the front of the property. Brought to life by a chamomile lawn and wildflower planting, the outside space is reminiscent of holidaying abroad, with an incredible estuary backdrop. Open up the sliding doors from the living space to spill out onto the patio, prepare al fresco lunches on the gas barbeque and take a seat at the outdoor dining table.
Hidden below a sliding deck is the sunken vitality pool. With incredible views over the gentle waves, soak in the bubbles and watch as the day draws to a close over the horizon.
Lower Terrace
Accessed via the downstairs bedrooms, the lower terrace provides a peaceful spot to sit in the sunshine. Complete with bench seating and SONOS speakers, saunter out of bed in the mornings and enjoy cups of tea as the day begins on the water below.
Parking and EV Charger
A private driveway beside the house provides parking for one large car, or two small cars when parked close together. For additional vehicles, Rock Beach car park is just a two minute walk away.
There’s also a Project EV charger located in the parking area, suitable for charging type two electric vehicles.

There are steps around the internal and external areas of the property. Due to the house's elevated position, there's also a steep drop at the edge of the garden. While it's secured with fencing, children and dogs must be supervised when using this area.
Guests with pacemakers should avoid using the induction hob as this can interfere with the device

Outdoor pursuits
Running through Rock, the South West Coast Path is the perfect way to explore North Cornwall’s rugged coastline. Follow the path to Daymer Bay and enjoy breathtaking views from Brea Hill or continue onto Pentire Point and Polzeath if you’re feeling energetic. The scenic Camel Trail starts across the estuary in Padstow and is fantastic for family-friendly cycle rides. The renowned St Enodoc Golf Club is in the heart of Rock, and Trevose, Bowood and St Kew Golf Clubs are all within a 35 minute drive.
Activities for children
Other than the many gorgeous beaches nearby, there are plenty of alternatives for children to enjoy. The Camel Creek Adventure Park and Dairyland Farm World are perfect for the little ones to meet and feed the animals before running around in the indoor play area to let off some steam. Younger children will relish rainy days spent at the charming Macdonald’s Farm near Porthcothan. And for history enthusiasts, we’d recommend a day trip to the mythical Tintagel Castle, which is about 35 minutes away by car.
Beaches and watersports
The dog friendly Rock Beach runs alongside the Camel Estuary and has stunning views across Padstow. Just around the coastal path is the beautiful Daymer Bay and the popular surfing beach of Polzeath is also just a short drive away. Rock is a haven for sailing, stand up paddle boarding and kayaking, and adrenaline junkies will love coasteering with Cornish Rock Tors. Polzeath and Harlyn Bay have a range of fantastic surf schools for lessons and equipment hire, suitable for all abilities.
Food and drink
An unforgettable destination for foodies, Rock is home to Four Boys Cafe, The Pityme Inn and The Dining Room. Just down the road, The Mariners run by Paul Ainsworth is also highly recommended for a delicious bite to eat or laid back drink. Alternatively, hop on the water taxi to Padstow to sample the delights of Paul Ainsworth at Number 6, Caffè Rojano and the iconic Rick Stein’s. The Cornish Wine Tours experience also starts in Padstow, and there’s no better way to discover Cornwall’s award-winning vineyards or sample some fine wines.
Time for pampering

Taking place at Roskear Farm near Wadebridge, the Rock Oyster Festival is one of North Cornwall’s most popular events. Just across the estuary, Padstow’s annual Christmas Festival is the perfect way to kick off the festive season. Held at the beginning of December, the popular fishing village comes alive with cooking demonstrations, local produce and a Santa fun run.
