Comfortably welcoming 16 guests across the main house and separate annexe, every detail has been considered with multi-generational groups in mind, while the interiors carry a bold industrial edge throughout.
Upstairs, the enormous social space frames the best views in the house, stretching over golden sands and straight out to sea. Wake up slowly and take to the glass-fronted terrace as locals enjoy their first morning dip on the beach beyond. Finished in tactile mottled concrete and vibrant pops of yellow, the chef's kitchen appeals to the foodie in all of us.
A dual-aspect wood burner takes centre stage in the sunken lounge, which provides more sea views and a tempting refuge after days on the sand. When the sun is setting, pull your favourite bottle from the walk-in larder and enjoy sundowners while overlooking the garden or beach.
Four of Noordhoek’s six bedrooms occupy their own wing on the ground floor, each with an en-suite bathroom and either direct garden access or enviable sea views. There’s a double bunk room at one end to sleep six guests, two further zip and link rooms, plus a huge master suite. With the beach to one side and a stream to the other, it’s finished in dark grey tones, with a freestanding bath and two waterfall showers. Branching off from the vast entrance hall you'll find the fifth zip and link bedroom, and the games room just beyond, where competitive nights of table tennis or pool await. The outdoor kitchen sits behind, so families can slide open the doors to serve chilled glasses of rosé through the purpose-built hatch.
Taking in expansive garden views, the annexe is home to a yoga studio and kitchenette, as well as the sixth bedroom. Set beside a trickling stream and Noordhoek's wildflowers, it’s a fun yet peaceful spot for those wanting some time away from the group. Master Bedroom with En-suite
Impressive in size, the master bedroom enjoys dual-aspect views over the beach and surrounding garden. A super king bed commands the space, while Tom Raffield lights radiate a warm glow. Noordhoek’s Scandi-esque interiors blend light wooden textures with industrial-style accents, from the triple wardrobes that flank the room, to the inviting day sofa.
Savour the view from here, or plunge into a deep bubble bath in the adjacent en-suite. Separated from the main room by a beautiful glass and steel crittall wall, the breath-taking bathroom features a freestanding tub, double walk-in showers and dual basins.
Bedroom Two with En-suite
A peaceful pocket at the front of the house, bedroom two shares the same gorgeous beach outlook as the master. A 6ft zip and link bed sits just in front of the window, meaning your first coffee of the day can be enjoyed with views over the changing tides.
Finished in brilliant whites and soft greys, the home’s signature style is echoed throughout this bedroom. Its private position means it’s separated from the other rooms, with large built-in wardrobes and a dressing table to complete the space. A sleek en-suite bathroom with a waterfall shower can be found just next door.
Bedroom Three with En-suite
High-vaulted ceilings and vast sliding doors make bedroom three feel light, bright and airy. Another 6ft zip and link bed means the room can be transformed from a twin to super king, depending on your family’s requirements. Large built-in wardrobes provide plenty of storage for belongings, while a dressing table is accompanied by a soft sheepskin armchair.
On warmer days, open the sliding doors for direct access onto the shared terrace, where the pétanque court and grassy lawn lie just beyond.
Bedroom Four with En-suite
Return from days on the beach to this calming sanctuary. A mirror image of bedroom three, this beautiful room echoes the same luxurious interiors and is complete with built-in wardrobes, a dressing table and armchair.
As well as large sliding doors that lead straight out onto the garden, there’s a heavenly en-suite with a waterfall shower. After a good night’s sleep in the 6ft zip and link bed, head out onto the decked terrace for sundowners with the rest of the group.
Bedroom Five with En-suite
Situated at the end of the corridor, bedroom five is ideal for little ones and is complete with twin bunk beds as well a versatile 6ft zip and link, meaning plenty of space for six. Minimal in design, this bedroom complements the home’s unique industrial style, with light wooden furnishings and bold metal fixtures.
As with all of Noordhoek's bathrooms, the en-suite is finished in Tadelakt - a unique Moroccan polished plaster. As well as monochrome accents, it also features double sinks, a waterfall shower and a bath tub.

Games Room
A great space to break away from the group, the games room is equipped with a pool table, table tennis, a Smart TV and PlayStation 5. With floor-to-ceiling sliding doors spanning the length of the room and providing easy access onto the courtyard, drift between the pétanque court and the games room with ease during family tournaments.
A purpose-built hatch opens up onto the outdoor kitchen, meaning chilled drinks can be enjoyed mid-game, or the designated head chef can try their hand at table tennis as supper is cooked on the charcoal barbeque. Switch on your holiday playlist through the SONOS speaker and let the evening slip away as drinks are poured and memories are made.
Once the sun disappears over the horizon, youngsters will love gathering around the Smart TV to flick through their favourite films, while avid gamers will enjoy competing on the PlayStation 5. Choose between the large l-shaped sofa or sink into a plush beanbag for the ultimate holiday hangout.
Boot Room
Incredibly spacious, the boot room provides ample storage for beach gear. It’s lined with hooks to hang towels and changing robes, while the wooden benches beneath see it double up as a changing room. Don your wetsuits and collect surfboards and bodyboards from the storage rack before heading across the road and straight onto the sand.
Tucked around the corner of the boot room, you'll find an outdoor shower. Complete with an additional rail to hang wetsuits out to dry, it's perfectly placed for washing away excess sand before heading inside to get changed.
Wet Room
Perfect for sandy returns from the beach, rinse off in the double shower while your wetsuit takes a soak in the dunk tank. Finished in dark grey tile and featuring a drying rack, it has everything you need to feel refreshed after a day in the waves.

Just next to the boot room, this large utility is home to a Bosch washing machine and tumble dryer, as well as another sink, drying rack and plenty of storage. Hang up bathing suits after a morning dip or find fresh beach towels before an afternoon adventure.

Open Plan Kitchen and Dining Area
Exceptional Cornish craftsmanship can be found within every inch of Noordhoek, but particularly in the kitchen. A careful balance of oak, concrete and steel brought to life by Coast Creative, it features bespoke cabinetry and the best views in the house.
Contemporary in its design and practical in its layout, every element has been designed to enhance the natural beauty of the home's architecture, blending contemporary materials with state-of-the-art design techniques. High-vaulted ceilings elongate the space, while sliding doors welcome effortless al fresco meals between the two balconies.
The large island provides the perfect setting to prepare cocktails, with an extensive glassware collection suspended overhead. You’ll also find a double Miele oven, combi-oven and induction hob for family feast nights, while a Miele wine cooler and Nespresso coffee machine take care of the drinks order. Two American-style fridge freezers and a Siemens integrated dishwasher will keep everything tidied away, and two farmhouse sinks mean it’s easy to cook up a storm while enjoying far-reaching views over the bay. West-facing, guests can watch as sunbeams flood the whole first floor and dusk descends.
Taking centre stage, the magnificent dining table seats 16 guests and shares the same jaw-dropping views. Open up the sliding doors and welcome the fresh air in over lunch, listen to the buzz of the beach below, or switch on the radio through the SONOS speaker.

Front Balcony (Sea Views)
Complete with low slung and locally crafted lounge chairs from Mena Woodwork, the double-ended balcony at the front of the house is an oasis to truly switch off. Accessed from either the kitchen or the main living area, the views over Porthcothan stretch as far as the eye can see. Whether you’re wrapped up warm on December nights, or clinking glasses in the summertime, the glass facade means you’re protected from the Cornish elements. What’s more, some of North Cornwall’s most spectacular sunsets can be cherished here, as glistening waves blend into orange skies.
Rear Balcony (Garden Views)
To the other side of the kitchen, you’ll find a second elevated balcony, this time offering tranquil views over the courtyard and garden. Lay the oversized wooden dining table for al fresco feasts surrounded by olive and lemon trees, before descending the staircase onto the terrace and lawn.
Living Area
Enjoying spectacular views over Porthcothan Bay, the first floor living area is fronted by huge sliding doors that open up onto the balcony. With smooth concrete floors, high-vaulted ceilings and grey stone-clad walls, this room is impressive and welcoming, offering gorgeous views over the beach. Two soft grey sofas line the walls, while Tom Raffield lights complete the space and make the space completely cosy by nighttime.
Dividing the living area from the sunken lounge is a dual-aspect wood burner. Perfect for wintery days, watch the wind whip up the waves in the distance while the fire flickers and warms the room. Open shelving provides log storage for chillier days, while the bookshelf is home to a SONOS speaker and an ever-growing collection of linen hardbacks.
Sunken Lounge
Providing a calm refuge after days exploring the surrounding coastline, the sunken lounge sits just next to the open plan kitchen, dining and living area. Divided by a large bookshelf and wood burner, break away from the rest of the group for some holiday downtime. Little ones will love sinking into a beanbag with a vintage Roald Dahl, while grown-ups set their eyes on the stunning sea views.
Walk-in Larder
Beyond the kitchen and separated by a four-metre crittall glass door, a spacious walk-in larder provides plenty of wine storage. Locally found materials like slate, oak and steel give a nod to tradition, while open shelving and a pantry-style sliding ladder provide high-level functionality.
Study
Providing direct access into the kitchen as well as the rear balcony and deck, retreat to the study for some time alone while catching up on emails. There’s a long desk on one side of the room and open plan shelving to the other, meaning plenty of space to store laptops and files.
WC
Just opposite the sunken lounge, you’ll find a small WC which is finished in dark tones and reclaimed floor tiles.

Separate from the main house, the annexe sits towards the back of the garden and provides a peaceful refuge for couples and small families. Kitchenette
A small but useful kitchenette is home to a fridge, sink, Nespresso coffee machine and kettle - meaning breakfast espressos and fresh croissants can be enjoyed before joining the rest of the group for the day ahead.
Bathroom
Clad in white tiles, the bathroom is sleek and sophisticated. Enjoy a refreshing waterfall shower and head out the door for supper on the terrace.
Yoga Studio

Crack open a fridge-cold beer and enjoy an afternoon in the garden as supper slowly cooks on the coals. Exterior spotlights mean you can wine and dine long into the evening, before retiring to stargaze around the fire pit.
Garden
A naturalistic garden inspired by its coastal setting, Noordhoek's outside space is hugged by expansive lawns, wildflowers and native grasses that blend seamlessly into the rugged landscape beyond. Expertly designed by award-winning local talent Sam Ovens, the garden is a celebration of imaginitive planting, specifically designed to weather the North Cornwall elements. Listen to the sound of the stream which runs adjacent to the garden, head over the wooden bridge to admire the meticulously crafted Cornish stone wall, or simply lounge on the lawn.
Just outside the wet room there's an outdoor shower, so you can rinse sandy wetsuits and muddy paws before heading inside.
Pétanque Court
Towards the rear of the garden, a charming pétanque court awaits, so you can while away the hours practicing your bowling technique.
Parking and EV Charger
Situated at the front of the property, the large paved driveway is accessed via electronic gates opposite the beach. There’s ample parking for five cars, and an electric car charger so you can plug in as soon as you arrive.

Please note that due to building works taking place to the neighbouring property, there could potentially be some noise disturbances. The timeline we've been given is from June 2024 to June 2025. Please note the project has no impact on the spectacular views from the property, however we like to make guests aware. While Noordhoek can sleep up to 16 guests in total, it accepts a maximum of 12 adults. Please note there are two bunk beds in bedroom six which can accommodate four children.
There are steps around the internal and external areas of the property. There’s also a stream that runs along one side of the property and can be deep in parts, particularly during the winter months following rainfall. Childen must be supervised when exploring the grounds.

We returned for a second half-term week at Noordhoek. It was better than ever this year as we all knew which bedroom we wanted, especially the great-grandchildren. Noordhoek is an exceptional place, thank you to the owners for letting us use it. Being only a few steps from the beach there were trips back and forth a couple of times a day. And of course, there was a mackerel fishing trip and crabbing at Padstow to enjoy. Everything in the house is of the highest standard. ”Noordhoek is a beautiful beach house in Porthcothan near Padstow. Nine of us spent a week there - it's an outstanding property with masses of space and just about everything you could possibly want, including a large games room, table tennis and a yoga studio as well. The kitchen and living area are also very spacious with views out to sea. Perfect Stays did an excellent job ensuring everything went well and we look forward to visiting again soon.

”We all enjoyed our stay at Noordhoek and my family already want to return next year! The house is amazing, and we felt privileged to live in it for a week and enjoy its character and infinite convenience - the owners have thought of everything. The garden has been beautifully landscaped and there's an array of beautiful country flowers - I even saw a Goldfinch enjoying a seed head outside the annexe bedroom window one morning. Everything is so tasteful and in-keeping with the nature of the property. To have surf boards provided exceed our expectations and my great grandson was thrilled to learn to surf. It's true that the beach is only seconds away from the house. All in all, it has been a hugely successful and happy family holiday, thank you.
”We had an amazing week at Noordhoek celebrating my husband's 60th birthday. The house is in a fantastic location. We were blessed with great weather too. The only thing I would comment on is the fact that there is only one dishwasher and as the house can sleep 16 it could do with an additional dishwasher. We had three chefs come to cook for us, and I highly recommend all of them. We will definitely be booking to stay again.
