Recently renovated and spread across three floors, the home’s interiors have been designed to showcase the true centrepiece, its spectacular ocean outlook. An understated monochrome kitchen, living and dining area opens straight out onto the decked terrace, where al fresco suppers await. Meanwhile, thanks to a flickering wood burner, there’s no better place to cosy up and watch the wild Cornish weather on wintery nights.
Home to relaxing sea views, each of the four bedrooms are clean and classic. Accompanied by an additional single day bed and with a twin room and bathroom just next door, the master bedroom ensures families are well catered for. Indulge in breakfast-in-bed-filled mornings surrounded by coffee and croissants, or take the short walk along the coast path for an invigorating swim. Sharing the same sea views, bedrooms three and four are nestled beneath sloping eaves on the second floor.
When the great outdoors is calling, relax in the private hot tub that’s tucked away on the sea-view deck, and toast champagne on special occasions. A gate at the bottom of the garden leads straight onto the coast path and beach beyond, making Headlands a real haven for surfers and dog-lovers alike. With an outdoor shower and dedicated space for surfboards, every practical detail has been carefully considered.
Once you’ve had your fill of the rolling Atlantic, make your way to one of Mawgan Porth’s award-winning spas, like the Scarlet or Bedruthan, for twilight treatments and exquisite evening meals. Accessible from both the ground floor and the wraparound deck, the open plan living area is edged by bi-fold doors and enjoys uncompromised views over Mawgan Porth Beach.
Featuring slate flagstone flooring, polished black granite surfaces and fresh white units, this beautifully designed kitchen makes holiday hosting a pleasure. Whip up some family favourites using the Neff electric oven, grill and five ring gas hob, and leave the washing up to the integrated Bosch dishwasher. There’s also a Panasonic combination microwave oven, an under-the-counter freezer and a Nespresso Magimix coffee machine for those hurried moments.
Gather together around the sleek black dining table as the designated chef puts the finishing touches to the menu. Located just next to the kitchen with views out to sea, it’s a sociable spot for celebrations and gatherings.
Made up of two designated seating areas, the living area is well appointed for soaking up the sea views and relaxing in comfort. A deep charcoal sofa and coffee table are positioned right in front of the bi-fold doors, and another sofa and armchair gather around the flagstone hearth and cast iron wood burner. The Samsung Smart TV comes with Sky HD, Sky Sports and a Panasonic Blu-ray player.
Sea-view Wraparound Deck
Accessed through the bi-fold doors, the decking is an excellent spot for taking in the scenery and tucking into delicious meals cooked on the Weber charcoal barbeque. There’s an outdoor dining set and an external staircase leading down to the ground floor and outside shower.
Master Bedroom
Punctuated with soft pinks and greens, this bright and airy bedroom feels like it’s flooded with sunlight, even on the gloomiest days. Four windows fill the master with natural light and frame the stunning views across Mawgan Porth Beach. Luxuriate in the deluxe king size bed and watch the tides change on the shores below. What’s more, there's also an additional single day bed to sleep the ninth guest as well as plenty of storage and hanging space for unpacking your holiday wardrobe.
Bedroom Two
Nestled right next to the master, this colourful twin room is great for young families. With two single beds, sage green accents and charming nautical details, this room will be loved by children, whilst remaining tastefully decorated for adult guests. There’s also a 21” wall-mounted Panasonic TV, perfect for cosy movie nights.

Opposite the master bedroom and next to bedroom two, the family bathroom has been finished in fresh white tile with monochrome accents and features a waterfall shower.

Bedroom Three
Awash with summery yellows and orange tones, bedroom three sits under the sloping eaves upstairs. A king size bed beckons after days spent exploring the surrounding coastline, where you can lie back and watch as the waves continue to roll in below. Built-in wardrobes and a tall chest of drawers provide plenty of storage space, while a pair of inviting armchairs sit beneath the feature window.
Bedroom Four
Bedroom four is the mirror image of bedroom three, featuring the same unique triangle feature window with custom blinds, reminiscent of ship’s sails. A pair of armchairs sit beneath the window for tranquil moments watching the ebb and flow of the tide, and the neutral décor allows the incredible view to speak for itself.
Family Bathroom
Shared between bedrooms three and four, the sleek family bathroom is finished in clean whites and mottled greys. Fitted with a deep bath tub and waterfall shower head, this beautiful bathroom is ideal for indulgent soaks after long days at the beach.
Balcony
The top floor leads out onto an intimate decked balcony, which is perfect for evening drinks whilst watching the sunset. It also benefits from being under the cover of a triangular roof, so you can enjoy the coastal views any time of the year.

Surrounded by decking and accessed via the first floor living area, the hot tub occupies a private position away from the rest of the house. Perfect for an romantic evening dip, plunge into the hot tub and watch as the ocean crash in the distance.
Garden
A small grassy garden sits in front of Headlands and enjoys much of the day’s sun. There’s a gate at the bottom of the garden, which leads onto the coast path and straight down to Mawgan Porth Beach.
Outdoor Shower
After returning from a day at the beach, jump into the hot shower and rinse off sandy skin. It's equipped with hooks for hanging wetsuits and there's also plenty of room for storing boards out of direct sunlight.

With Padstow just a short drive away, home to Paul Ainsworth at Number 6 and the iconic Rick Stein’s, you'll be spoilt for choice. For laid back dining, try The Merrymoor Inn on the beachfront or The Falcon Inn in St Mawgan. The Beach Hut at Watergate Bay is perfect for a drink with a view.
Beaches and watersports
The beautiful Mawgan Porth Beach is on your doorstep and Watergate, Constantine and Harlyn Bay are all great family-friendly options nearby. All ideal for surfing, hire boards or book lessons at Kingsurf in Mawgan Porth, the Extreme Academy at Watergate Bay or Harlyn Surf School. For jet ski hire or coasteering, head to Lusty Glaze, or try a range of different watersports in Newquay for a taste of something new.
Time for pampering
The Scarlet Hotel Spa offers some of the best holistic treatments in the area. With an indoor heated pool, hot tubs and outdoor sauna, treat yourself to a spa day or evening. What's more, with expansive views over sea and sand, you can breathe in the salty sea air as you relax. Just along the headland, the Bedruthan Hotel Spa is another fantastic option for treatments and spa days, and their sensory spa garden is a must.
Outdoor pursuits
Golfers can head to the Merlin Golf Course just up the road or the championship course at Trevose Golf and Country Club, which is 15 minutes away by car. The Newquay Golf Club has some of the best sea views in the UK to soak up during your game. Walkers will love the South West Coast Path, which runs along the headland – the circular walk from Mawgan Porth to Bedruthan Steps is our top recommendation.
Activities for children
The Camel Creek Adventure Park is perfect for children of all ages, with family-friendly rides, animal encounters and play areas. Newquay Zoo and Dairyland Farm World are both nearby, perfect for the little ones to get acquainted with a variety of animals. Go Karting in St Eval is great for the adrenaline junkies of the family. On rainy days, head to the Blue Reef Aquarium, Pirate’s Quest or the Lighthouse Cinema in Newquay.

Headlands is a wonderful property in a glorious setting with sensational views over Mawgan Porth Beach. We were there as six adults for a family break. The house is fabulous, very well equipped, and dog-friendly with a five-minute walk to a
dog-friendly beach. A fabulous welcome pack of local produce was waiting for us and the house was wonderfully clean. It's a great location to explore the surroundings and some great bars and restaurants in Mawgan Porth. The Perfect Stays concierge service helped organise a dog sitter for us and was very efficient. Great house in a great location and cannot recommend the house and Perfect Stays strongly enough.
Headlands was really cosy and in a great position. Beautiful views and very well appointed. Perfect family holiday.
