It’s a fantastic base for visiting the beautiful towns of Salcombe, Dartmouth, Newton Ferrers and Noss Mayo, as well as exploring the spectacular surrounding beaches.
With a sweeping decking and terrace wrapping around most of the property, Overcombe is an awe-inspiring retreat. Set across one floor, it’s excellent for all generations of the family, and makes an unforgettable back drop for reunions and celebrations.
There are five beautiful bedrooms with en-suite wet rooms, which each look out across either the sprawling coastline or rolling countryside. Bedrooms one and two open straight onto the expansive terrace, so guests can wake early, step outside and savour their morning cup of tea with a view across the ocean.
Finished to the highest specification, Overcombe is equipped with the latest audio-visual technology, including a SONOS music system in the main living areas. An entertaining hideaway for rainy days, the separate games room is stocked with a pool table, football table and exercise bike with a TV screen.
The open plan kitchen and dining area features plate glass on three sides. The perfect spot for hosting dinner parties, the sensational panoramic view really steals the show. And when the weather takes a turn and storms batter the coastline, curl up beside the wood burner in the TV room and listen to the sound of the rain outside.
Nearby, you'll be spoilt for choice when it comes to walks, activities and sight-seeing. The path over to Hope Cove takes you past championship golf courses and the dog-friendly sands of South Milton and Thurlestone, while the riverside route weaves past Bigbury, Aveton Gifford and South Efford Marsh Nature Reserve.

The open plan living area is the pinnacle of the property. Surrounded by jaw-dropping vistas, find yourself immersed in the views across the ocean and valleys. The entire space can be opened up by using the soft-sliding doors leading onto the decking, with SONOS speakers throughout.

Sleek white gloss units complement the walls of glass in the kitchen, which is well-equipped with all Neff appliances: two ovens, a grill, double fridge-freezer with ice maker, dishwasher and induction hob, as well as a Kotlie Espresso coffee machine. A stunning yet practical space for hosting dinner parties, you’ll love the open and sociable feel.
Dining and Living Area
There are just a couple of small steps leading from the kitchen into the dining area. An elegant glass dining table seats up to ten guests. Gather together as the sun sets each evening and tuck into hearty feasts you’ll always remember. After dinner, relax on the enormous L-shaped corner sofa and enjoy a coffee from the Nespresso coffee machine in front of the far-reaching views.
TV Room
The cosy and welcoming TV room is a great place to curl up beside the wood burner and enjoy family films on the enormous 60 inch Sharp TV, complete with full Sky HD, Blu-Ray player and PlayStation 4. You can also access the sweeping terrace and decking through the three sliding doors.
Master Bedroom with En-suite
A sumptuous super king size bed is bathed in estuary views from the bay window. With a spacious en-suite and wet-room style rainfall shower, this bedroom also enjoys direct access onto the terrace.
Bedroom Two with En-suite
Bedroom Two also features lovely views over the Avon Estuary and out across Bantham. A luxurious king size bed is positioned adjacent to the sliding patio doors, which leads onto the terrace. On clear nights, watch shooting stars light up the sky as the balmy sea breeze fills the room.

A bright and airy twin bedroom with tranquil views across the rolling countryside, this room is complete with built-in wardrobes and an en-suite wet room.

Bedroom four is another spacious king size room with country views and a stylish wet room-style en-suite. Large built-in wardrobes provide plenty of storage.
Bedroom Five with En-suite
Bedroom five benefits from a sumptuous zip and link bed, providing the flexible option to have this room as a super king or twins. The large en-suite has a rainfall shower over a deep bathtub – perfect for relaxing after a long day exploring the coast path. There is one step down into this en-suite.

Decking and Terrace
The sweeping decking and terrace wrap all the way around Overcombe, elevating the house above the landscaped garden. There are plenty of sun loungers for lazy afternoons soaking up the sunshine, as well as lots of seating and dining furniture for those hazy evening drinks at sundown. There’s a built-in charcoal barbeque along with a gas barbeque for al fresco gatherings.

The large driveway provides plenty of parking for up to six or seven cars.

The games room is a separate building located by the main entrance gates. It’s well equipped with a pool table, football table, dart board and exercise bike with an attached TV screen.

Overcombe is a single-level home suitable for guests who are able to manage a couple of steps around the internal and external areas. There are two shallow steps between the entryway and living area. On request, the housekeeping team can arrange for a collapsible ramp to be installed to help navigate. There's also one step down to the en-suite bathroom in bedroom five, which has a shower over the bath, rather than a separate cubicle. If you have any questions regarding accessibility, please get in touch with our team.
The route down to Bigbury Beach is narrow with no pavement, so we'd recommend guests with limited mobility are driven down to the slipway for easiest access onto the sand from the car park. Please find more details about Overcombe on our Homes with Accessible Features page.

Beaches and watersports
The prestigious Blue Flag beach of Bigbury-on-Sea is perfect for families. Joined by a causeway to the iconic Burgh Island, the chance to cross the beach on the world’s only sea tractor is not to be missed. Other beautiful sandy beaches in the area include Bantham, Thurlestone, South Milton and the pretty Hope Cove, while decent swells at the nearby Challabrough and Mothercombe make both perfect for surfing.
Outdoor pursuits
Set in an Area of Outstanding Natural Beauty, there are several gorgeous walks surrounding Bigbury-on-Sea. Follow the coast path along the Avon Estuary towards Aveton Gifford before crossing the bridge and returning towards Bantham or venture a little further out to Blackdown Rings. Pick up the golf clubs and visit the immaculate courses at Bigbury, Thurlestone or Dartmouth. Alternatively, take a day trip to Start Bay and experience the biggest and most accessible fishing beach in South Devon.
Food and drink
Take a step back in time with the famous art deco Burgh Island Hotel, hosting black tie dinners every evening. For exceptional seafood, head to The Oyster Shack and relax on the terrace with a refreshing drink. The Pilchard Inn and The Journey’s End Inn both offer a great spot for a pint of local ale, while a little further afield in Dartmouth sits the wonderful Seahorse Restaurant, owned by Mitch Tonks. For a light lunch, head to Venus Café on Bigbury beach for a much needed energy boost in between exploring South Devon's waters.
Time for pampering
For a day of rest and relaxation, The Voyage Spa at The Thurlestone Hotel in Kingsbridge is a must visit. One of the finest spas in South Devon, it offers sweeping sea views and a great range of health and beauty treatments, alongside an indoor pool, steam room and sauna. If a day trip is on the cards, head to Dartmouth or Salcombe and be tempted by treatments at the fantastic The Dartmouth and Salcombe Harbour spas by the water. Whatever you choose, you're sure to leave feeling replenished and renewed.
Activities for children
When the kids have tired from endless days on the beach, jump in the car and head to Dartmoor Zoo, Woodlands Adventure Park or the River Dart Country Park – where zip wires, assault courses and watersports await. Animal lovers will enjoy a day out at Totnes Rare Breeds Farm, while Pennywell Farm promises fun for the whole family, just over half an hour’s drive away. Venture slightly further afield for a unique day out at the Mystery Treasure Trail in Kingsbridge, promising bundles of fun come rain or shine.

The bedrooms were really lovely, the lounge and main kitchen were also stunning. The terrace and wraparound balcony were incredible too. It was just as well we did leave as the amazing welcome hamper had delicious scones, jam and clotted cream included and we developed a lovely new hobby of eating a cream tea after dinner. It was a really lovely experience, we really hope to come back to Overcombe as we, and our dogs, really loved it.

As soon as we walked through the door we could tell it was going to be a special place. The most amazing part of this house is at the other end to the bedrooms where you'll walk into the most amazing room, a kitchen, living, diner which is superb and provides the most awesome views of Burgh Island, the beaches, the sea and much much more. To top it off there's a fantastic wrap around deck and fantastic garden too, providing many sun loungers and different sitting out areas where you can enjoy the stunning views. The location is high above the beaches so you need to be fit to visit them on foot but, that said, it is a wonderful area for walking and water sports. Our week was over far too quickly, helped along by two delicious evening meals prepared by Nina, who is probably the best chef we have known. All in all a superb venue for a family holiday.
