Situated a stone’s throw from pastel streets, Ria Reach is an exquisite riverside retreat in the heart of South Cornwall. Designed by Penk Architects, this reverse living home maximizes its incredible views over Fowey and Polruan, making it an idyllic escape for up to eight guests.
Upstairs, the open plan kitchen, living and dining area are bathed in natural light from the impressive apex windows, offering uninterrupted views over the river and its interconnecting valleys and moorings. Or step outside onto an elevated balcony, extending your living space into the fresh coastal air thanks to its low-slung seating and enchanting backdrop.
Brilliant white furnishings, contemporary interiors and modern appliances combine to create a tranquil and functional space for entertaining. All the while, a wood burner waits for those cosier evenings where everyone gathers around the Samsung Smart TV or teenagers break away to the separate TV room equipped with a PlayStation 5.
Each of the four bedrooms have been designed with comfort and style in mind. Located on the ground floor, they’re bright, spacious and come complete with their own en-suite bathrooms. Finished in luxurious linens and gentle tones, each promises a restful night’s sleep after days spent exploring, sailing and walking.
Lined with palms and basking in sunlight for most of the day, the rear terrace features an outdoor table to seat eight and a gas barbeque – perfect for al fresco hosting and sundown spritzers. Meanwhile, exquisite seafood restaurants, harbourside bars and traditional pubs are all within a short walk, allowing you to see where the day takes you.
Offering a mix of interior boutiques, ice cream parlours and scenic coast paths, it’s easy to while away a week in this picture-perfect town, with Fowey Hall’s spa just a stone’s throw away too. The Saint’s Way weaves through the harbourside town and the South West Coast Path resumes just past Readymoney Cove, making it ideal for exploring on foot. When evening arrives, head to Appleton’s for an Italian feast or secure a table at one of North Street Kitchen’s sought-after supper clubs.

Master Bedroom with En-suite
Flooded in natural light thanks to its floor-to-ceiling windows, the master bedroom is a tranquil retreat with sparkling views over the river. Positioned to make the most of its coastal backdrop, the king bed sits against a purpose-built pony wall, allowing you to wake to stunning river vistas every day. Opening up directly onto a shaded graveled area, step through the glass doors and savour your morning coffee accompanied by the cry of gulls.
This beautiful sage green room also features built-in wardrobes, a dressing table and a stylish en-suite bathroom, complete with a walk-in waterfall shower.
Bedroom Two with En-suite
Sitting opposite the master, the second bedroom is another king with direct access onto the river-view terrace that it shares with the master. Hints of blue complement the room’s otherwise monochrome aesthetic, while soft velvets and boucle accents tie the interiors together beautifully.
Complete with built-in wardrobes, a dressing table and an ottoman, this elegant space also features an en-suite bathroom with a luxurious bath and a waterfall shower.

Another bright and spacious room, bedroom three sits opposite bedroom four and features a versatile zip and link bed which can be arranged as a super king or twin to suit your needs. Finished in gentle greys and soft pinks, bedroom four is the last of the ground floor bedrooms. Also featuring a zip and link bed, this room can be made up as a super king or twin and comes complete with built-in wardrobes and a dressing table.
Additionally, the en-suite bathroom has a walk-in waterfall shower for those refreshing morning routines.

Open plan Kitchen, Living and Dining Area
Overlooking the River Fowey, the first floor open plan kitchen, dining and living area captures the best views in the house. All-white contemporary interiors, accented with natural woods, gloss blacks and mixed metals create a bright and welcoming space. Towards the back of the room, the kitchen features sleek white cabinetry and a Neff double oven, hob, fridge-freezer and dishwasher, making it perfect for sociable meal prep and holiday hosting. The kitchen island houses the induction hob, inviting casual gatherings as brunch sizzles on the stove and espressos are poured from the L’Or Barista Sublime coffee machine.
Just branching off from the kitchen, the dining table sits before the stunning river vista and provides a picturesque setting for every meal. Seating eight guests, it’s an ideal spot for celebratory dining as you watch the boats and gig rowers glide by on the shores below.
Alternatively, find solace in the living area on the large, curved leather sofa or Timothy Oulton armchairs, both positioned to take in the riverscape. The wood burner adds a cosy touch for cooler evenings and Christmas getaways, while the Samsung Smart TV promises a soothing movie ritual at the end of each day.
Balcony
Bi-fold doors open onto the glass-fronted balcony, offering a stunning vantage point from the low-slung outdoor seating. On warmer days, leave the doors open to let the gentle breeze roll in, select a summertime playlist on the Samsung Soundbar and ease into coastal life with a paperback in hand.
TV Room
Tucked away behind the living area is the TV room. Featuring a sumptuous grey sofa and bean bags, this room becomes a snug retreat on rainy days. With a Samsung Smart TV and PlayStation 5, youngsters can break away from the group for an afternoon, or while away an evening with their favourite films.

With many waterfront restaurants, cafés and traditional pubs to choose from, Fowey is a well-established foodie location in Cornwall. From authentic homemade pasta to beautifully prepared fish dishes, Appleton’s should always be on your must-visit list when dining nearby. Make a reservation at The King of Prussia for elevated seafood suppers and excellent service, or enjoy al fresco lunches at their sister restaurant, North Street Kitchen. When beach picnics beckon, head to Quay Bakery and Kittow’s Deli for incredible fresh sourdough, local cheeses and traditional Cornish pasties. Or if you’re just after somewhere for breakfast, enjoy oat flat whites and avocado toast from Brown Sugar Café.
Outdoor pursuits
Whether it's a coastal walk, forest bike rides or rounds of golf, there’s plenty to keep the whole family busy nearby. From the centre of Fowey, wander along the esplanade to discover some of the best views over the river, before climbing the headland to the ancient St Catherine’s Castle. From here, you can continue the route over the hills to Gribbin Head or join the Hall Walk from the harbour to explore Polruan across the water. If you’re looking for something a little more energetic, cycle the many trails that await at Woody's Bike Park or head to Cardinham Woods for a leisurely route beneath the trees. Or drive 20 minutes to enjoy an afternoon on the 18-hole green at Lanhydrock Golf Club.
Beaches and watersports
Tucked away on the calmer south coast, Fowey sits amongst some of the best beaches and coves in Cornwall. When the sun is shining, head to Readymoney Cove for an afternoon of sandcastle building, before dipping tiny toes in the gentle waves. Closeby, Fowey River Hire offer guided kayaking tours, or choose something a bit more fast-paced with a sea safari and keep your eyes peeled for sunbathing seals. A little further afield is Carlyon Bay; known for its long stretch of golden sand and turquoise waters, it’s another great option for families. Best for swimming, kayaking and paddle-boarding, Polkerris is an all-round favourite amongst locals and is easily accessible. For those looking for a sandy walk with four-legged friends, head to nearby Par Sands which welcomes dogs year-round.
Activities for children
Nearby, the Eden Project promises to keep everyone entertained no matter the weather. From exploring the botanical biomes to discovering their year-round calendar of events, there’s always something new to enjoy during a visit. For little imaginations, wander around Fowey’s historic aquarium which is home to a whole array of local sealife. Be sure to visit around midday to watch the octopus have his lunch, before picking up lines and bait to enjoy an afternoon of crabbing on the Quay. Not far away is Charlestown’s Shipwreck Museum, a one-of-a-kind attraction full of treasure and tales of Cornwall’s perilous shores.
Festivals and events
For a week every summer, the streets and waters of Fowey fizz with live music, carnival processions and yacht racing with its annual town regatta. For an authentic Cornish experience, catch the much-loved Fowey Town Band carrying the giant pasty through town to kick off the week of celebrations. For something a little more laid back, the town hosts their literary festival every May in honour of Daphne Du Maurier, who used to live just across the water. Come winter, visit at Christmas time for their food and drink festival which takes place on the twinkling harbourfront.
