Set just above Porthleven’s sparkling shores, The Old School House is enveloped in local history. A real ode to its former life as a 19th century Sunday school, the interiors blend beautiful period features with contemporary modern design. From the wind-weathered stone walls and full height original stairwells, to its sleek lighting and timeless colour palette, there’s so much to fall in love with.

Bright and spacious, the ground floor is doused in natural light and enjoys far-reaching ocean views. The living area leads straight onto the suntrap terrace, which provides a relaxing spot for watching the waves roll into shore. Come winter, hunker down beside the wood burner and watch the weather whip up the waves from one of the sumptuous dove grey sofas. 

Upstairs, find three spacious bedrooms sitting under high sloping ceilings and adorned in soft marine themed accents. Another bedroom awaits downstairs, complete with an en-suite and deep bath tub for heavenly evening routines. And whether it's afternoons spent watching the waves or gathering everyone together for table tennis matches, the games room makes a great addition for family staycations.

Outside, a sunny terrace welcomes days spent soaking up the sea air. Adjourn for cocktails and seafood platters on the patio and toast to special holiday memories. Ready for coastal road trips, there’s a large gravel driveway with an electric car charging point, so you can pull up and plug in. Plus, for those with little ones in tow, you'll find a large grassy park nearby for games of rounders and picnics in the sun.

Within easy reach of Porthleven’s beach, harbour and restaurants, it’s easy to go a week without needing the car. Savour al fresco lunches at the likes of The Mussel Shoal and The Square, both set on the water's edge, or turn to Kota and Amélie for beautiful candlelit suppers. Enjoy an afternoon of sea kayaking with Vertical Blue Adventures, or for those experienced in surfing, don your wetsuits and catch Porthleven’s famous waves. A little further afield, find crystal-clear waters and white sands at nearby Rinsey Point and Kynance Cove.

Kitchen and Dining Area

Wrapped up in gorgeous blues and whites, the kitchen and dining area naturally brings everyone together with its open plan design and sublime sea views. The bay windows frame Porthleven’s rolling tides, and the dining table is situated close by, providing the best backdrop for breakfast, lunch and dinner. 

Maintaining the dining room’s original 19th century design, there’s a feature fireplace framed by vintage blue tiles and a cast iron mantelpiece. Colourful Cornish artwork adorns the walls, while the shelves are dotted with ornaments and contemporary LED lighting. On warmer days, open up the windows to let the sea air roll in and prepare icy drinks in the adjoining kitchen. 

With porcelain tiles underfoot and fresh white walls, the kitchen feels elegant and sophisticated. Set back from the dining area, it’s finished in muted cream cabinetry with marble countertops. A ceramic farmhouse sink sits in front of large shuttered windows, while a Bosch dishwasher can be found underneath. There’s plenty of storage space and an American-style LG fridge-freezer for unpacking the holiday food shop. Well-equipped with everything you’d need to whip up holiday suppers, there’s also a double Neff oven with an induction hob, as well as a Nespresso Inissia coffee machine.

Bedroom Four with En-Suite

Situated on the ground floor, this king size room is finished in sophisticated greys and whites. Dappled chrome wallpaper has been paired with wooden shutters, fresh linens and velvet throws to create a luxurious room for two. There’s also large freestanding wardrobes and a glossy dressing table beside the bed. 

Calm and understated, the marbled en-suite features a delightful waterfall shower and a deep bath tub. 

Living Area

Divided by a sliding door, choose to open up the social space and move between the living area and kitchen with ease. Incredibly spacious, the living area enjoys heart-melting views over the coast and across to the harbour’s clock tower. Finished in sage greens with autumnal accents, the gentle colour palette beautifully matches the room’s exposed granite quoin walls and bamboo floors. 

Two large dove grey sofas command the space - positioned to make the most of the blue views, while the wood burner creates a natural focus point of the room and sits beneath a granite mantelpiece. Low hanging pebble pendant lighting transforms the space from a cosy nighttime hideaway to a bright daytime haven. On warmer days, open up the terrace doors to welcome the afternoon sun and sink into a sofa to watch the rays dance on the ocean.

Utility and WC

With stone tiling underfoot and cream cabinetry, the spacious utility features an additional Bosch fridge-freezer as well as a Bosch washing machine and tumble dryer. There’s also another sink and lots of space for hanging coats and storing walking boots. 

You’ll also find a small WC leading off from the adjacent hallway.

Surf Store

Accessed via the side of the house, the surf store provides plenty of storage for sandy boards and wetsuits. There’s also an additional sink for rinsing off after days on the beach.

Master Bedroom with En-Suite

Instantly soothing with its dark blue and white colour palette, the spacious master bedroom sits under high sloping ceilings and is doused in sunlight. Sailboat wallpaper and driftwood shelving bring the room to life, while views over Loe Bar and the curving coast are never too far away. There’s a king size bed for laid back mornings, and deep blue curtains to welcome in the fresh air as the day begins. Sink into an armchair and watch as the sea sparkles in the distance or simply select a holiday read and retreat to this tranquil spot to put your feet up for a few hours. 

Adorned in pearlescent pink tiles, the en-suite bathroom comes with a heavenly waterfall shower. Feel refreshed with a morning shower and warm fluffy robes straight from the towel rail.

Games Room

Home to some of the best views in the house, find stunning ocean vistas from the upstairs games room. Featuring playful blue and nautical accents, this room has been designed with the surrounding coastline in mind. Complete with a PlayStation 5 and a multi games table, this is the perfect hangout for teenagers and those young at heart. Spend hours playing air hockey, pool and table tennis with bowls of popcorn to hand. Or, sink into the deep blue sofa and switch on the Smart TV for an evening of family films. Doubling up as a sofa bed, choose to have this room made up for two younger guests during holiday sleepovers.

There’s also an en-suite bathroom complete with a waterfall shower, tucked away just behind the games table. 

Bedroom Two

Occupying their own private floor, bedrooms two and three are mirror images of each other, both home to zip and link beds. Light and bright, bedroom two benefits from high ceilings and full length windows. Low hanging pendant lighting fills the room with a soft golden hue, while the wooden shutters are an ode to the home’s traditional design. 

Bedroom Three

Sat beneath tall ceilings with large windows letting in plenty of natural light, bedroom three can be made up as a super king or family-friendly twins. Finished in gorgeous teals, this bedroom feels instantly peaceful with white wooden shutters and pendant lighting to match. There’s also a dressing table and built-in wardrobes providing plenty of storage and hanging space. 

Family Bathroom

Whilst the other bedrooms benefit from their en-suite bathrooms, bedrooms two and three share this impressive family bathroom. Finished in elegant dove grey tiles and flooded in natural light from the skylights, this bathroom features a spacious walk-in waterfall shower.

Terrace

Enjoying incredible sea views over Porthleven, the front terrace provides the perfect spot for whiling away the hours. Accessed via the ground floor living room, opt for lunch outdoors around the wooden dining table on the patio or simply enjoy a quiet moment listening to the sound of the waves.

Parking and EV Charger 

The gravel driveway provides parking for two to three cars, as well as a Zappi electric car charger. There’s also easy access onto the luscious park just beyond the parking area, where children will love stretching their legs on the green lawns.

While The Old School House can sleep up to 10 guests in total, it accepts a maximum of eight adults. Please note there’s a sofa bed in bedroom five which can accommodate two children.

Over the last few years, Porthleven has become a hub for high quality restaurants, cafés and delis. From miso scallops to Cornish duck with pomegranate and star anise, foodies will love the Asian inspired dishes served up at Kota. Set right on the harbour front, it’s a great spot for a quiet meal overlooking the picture-perfect fishing harbour. For something a little more casual, try Amelies, where you can expect excellent service, great Mediterranean food and a laid-back atmosphere. Or if you’re just after a flat white with a slice of cake, look no further than the stylish Origin Coffee Shop at Harbour Head.

Outdoor pursuits

Set just outside Porthleven, Penrose is a beautiful wooded estate featuring Cornwall’s largest natural lake. With miles of tracks and open parkland, it’s an ideal spot for families to enjoy time together and burn off excess energy. If you’re looking for something a little more energetic, try paddle boarding around the picturesque harbour in Porthleven, or hire kayaks from Vertical Blue and explore nearby hidden coves and quiet beaches. For golfers, take time to play the course at Praa Sands or drive 20 minutes to enjoy Mullion Golf Club, the UK’s most southerly course.

Heritage and culture

A trip to St Michael’s Mount is a must for anyone visiting this part of Cornwall. It’s a magical experience for children as they approach the castle along the granite causeway at low tide. 16th-century Godolphin House is a short ten minute drive away and a lovely spot to spend a sunny afternoon. We recommend taking a picnic and enjoying a leisurely lunch amongst the apple trees in the orchard. Alternatively, head south and explore the iconic Lizard Lighthouse, where you’ll discover the hidden maritime history of this rugged coastline.

Activities for children

Nearby Flambards will be a surefire hit with children of all ages, featuring family-friendly rides and a life size Victorian village. Porthleven Spy Museum Treasure Trail is another great option and an exciting way for little ones to explore the area’s monuments and landmarks. For animal lovers, you can’t beat a trip to the nearby Cornish Seal Sanctuary. Feed the seals during morning breakfast rounds or watch these beautiful animals close up in the underwater viewing area.

Festivals and events

The hugely popular Porthleven Food Festival takes over the town for two days every April and welcomes a whole host of renowned chefs, food producers and live music acts. Culdrose Air Day is another great choice, with flying displays, state-of-the art aircraft to explore and lots of family-friendly activities. For an authentic Cornish experience, you can’t miss the ancient Flora Day festival. Enjoy the colourful pageant of Hal an Tow and dance along with the parades as they meander through the town.
