With a spacious open plan living area spread across the first floor, this luxury holiday home flows seamlessly from room to room. The rich teak floors lead through to the beautiful kitchen, dining area and living room, all with stunning ocean views. Vaulted ceilings combine with walls of bi-fold doors to create an airy and sociable feel.
Evening drinks can be taken on the wraparound decking, while the children play on the lawn and the designated chef lights up the gas barbeque. Once the little ones are in bed, finish the night huddled around the chiminea beneath starry skies, or take a quick dip in the hot tub as the tide comes in across the beach below.
Once you’ve had your outdoor fill, separate off into the cosy snug for movie nights or catch up with friends beside the wood burner in the living room.
The five stylish bedrooms are set across the ground floor overlooking the garden and benefit from tranquil glimpses of the sea. Three come with their own en-suites and the others share a spacious family bathroom.
Perfectly situated for exploring the buzzing town of Polzeath and surrounding coastline, Waders is just a short walk from the beach. Renowned for its excellent surfing conditions, book a surf lesson or hire some boards whilst the rest of the group refuel at one of the laid back beach cafés.

Bedroom Two with En-suite
The super king bed in this room is a zip and link, so it can be made up as twins if required. With built-in wardrobes, sea views and an en-suite walk-in shower, there’s everything you need for a tranquil evening away from the group.
Bedroom Three
Children will absolutely love this playful room, which includes a bunk bed, single bed and additional truckle bed if required. It’s perfect for up to four little ones, or one to three children and an adult on the single bed. The family bathroom is just next door.
Bedroom Four
Nautical lamps and blue soft furnishings combine with the lovely sea views to create a coastal haven of relaxation. With a zip and link bed, guests can opt for a super king or twins. Bedroom four shares the family bathroom with bedroom three.

Bright and spacious, bedroom five also features a zip and link bed, which can be made up as a super king or twins. It overlooks the luscious garden and sea views in the distance. The sleek en-suite benefits from a bath for enjoying long soaks, with a shower overhead.

This beautifully tiled family bathroom serves bedrooms three and four and has a spacious walk-in shower.

The utility room includes a Samsung washing machine and tumble dryer, along with plenty of storage for beach equipment. The neighbouring plant room provides quick access to the hot outdoor showers, great for coming back from the beach. Wetsuits can be hung up in the warm plant room to dry.

With high, vaulted ceilings and stunning ocean views, the open plan living area at Waders takes full advantage of its inverted design.
The impressive quartz-topped kitchen, complete with a breakfast bar, is any cooking aficionado’s dream. Well-equipped and finished to a high specification, there’s a Rangemaster double oven with induction hub, wine cooler, Nespresso coffee machine, Neff American-style fridge-freezer and Bosch dishwasher.
Enjoy dinner with a view at the grand wooden table, surrounded by floor-to-ceiling windows and bi-fold doors. Then retire to the enormous corner sofa at the end of the evening and wind down with a nightcap in front of the fire.
Snug
Curving round from the living area, the snug is the media hub of the home, with an enormous 55 inch LG Smart TV with SONOS sound bar and Blu-ray player. Gather around on the plush sofa and bean bags for a movie night or take a seat in the window with one of the many books and enjoy a little peace and quiet.

Decking
Long summer days were made for the enormous decked area at Waders, which wraps around the first floor. Enjoy family barbeques and then slip into the sunken hot tub while the sunset stains the sky pink. Perfect for any time of year, the toasty chiminea takes the chill off as temperatures drop.
Garden
Let the children run wild on the expansive lawn or spread out a blanket and enjoy a picnic in the fresh sea air. After coming back from the beach, jump straight into one of the two warm outdoor showers and rinse off sand and salty wetsuits. Access to the house can then be made through the plant room and utility. The plant room is lovely and warm, perfect for hanging up wetsuits to dry for the next day.

Beaches and watersports
One of Cornwall’s best surfing beaches, Polzeath is perfectly suited to families, bodyboarders and first-time surfers. The local surf schools offer high quality lessons and equipment hire, and George’s Surf School is a brilliant option for one-to-one tuition. A string of iconic beaches can be found along the coast path, including Greenaway, Daymer Bay and Rock. If you’re looking for adventure, we’d recommend coasteering with Cornish Rock Tors and kayak trips with Harlyn Surf School.
Outdoor pursuits
This stretch of North Cornwall is heavenly for walkers, with lovely routes from Polzeath to Daymer Bay and on towards Rock. Catch the water taxi from Rock to Padstow and spend the day walking or cycling the wonderfully scenic Camel Trail – there are plenty of options for lunch along the way. If golf is your activity of choice, head to the St Enodoc Golf Club in Rock. Alternatively, Trevose Golf Club and Bowood Golf Club are about 35 minutes away.
Food and drink
Polzeath is home to a plethora of beachside cafés for a quick snack or ice cream. We’d recommend The Waterfront or Cracking Crab for something a bit more substantial or the range of restaurants and pubs in Rock, including The Mariners. Padstow is just across the estuary from Rock, with award-winning options like Paul Ainsworth at Number 6 for special occasions. If you love trying out local tipples, then a full or half day experience with Cornish Wine Tours is not to be missed.
Time for pampering
Just above Polzeath is the rustic-luxe Cowshed Spa at the St Moritz Hotel. The ultimate space to relax and unwind, opt for a quick beauty fix or an indulgent full or half day package. The Scarlet in Mawgan Porth is a great alternative option for holiday pampering, with a range of restorative treatments on offer. Using a range of organic and natural luxury skincare, you're sure to leave feeling completely refreshed and rejuvenated.
Activities for children
There are plenty of alternatives to family beach days nearby, including the Camel Creek Adventure Park and Dairyland Farm World, where little ones can meet the animals before letting off some steam in the indoor play area. Younger children will relish rainy days spent at the charming Macdonald's Farm near Porthcothan. For history enthusiasts, we’d recommend a day trip to the mythical Tintagel Castle, which is about 35 minutes away by car.

The bedrooms are all well fitted out with plenty of wardrobes. The extras like outdoor showers and a drying room for surf equipment was very handy. The house was just perfect and really no complaints or suggestions at all. Perhaps a few more flowers in the garden but that's hard when there are three resident rabbits!
