With transcendent views to stir the soul, let long days drift by to the sound of waves lapping the shore. Incredibly versatile, Compass Point transforms from an airy summer beach house to a cosy winter hideaway with ease.
An example of open plan living at its finest, the first floor kitchen and dining area blend timeless style with impeccable design. As featured in Luxurious Magazine as an idyllic spot for storm watching, the first floor lounge centres around the wood burner and is draped in warm furs and textured throws. Open the expansive glass doors and gather on the elevated terrace for lazy breakfasts in the salty sea air.
Tucked away on the ground floor, the beautiful master bedroom leads straight onto the terrace, with the sunken cedar hot tub just footsteps away. Two additional bedrooms, a family bathroom and TV room complete the ground floor while the final bedroom occupies a penthouse position at the top of the house.
With plenty of spots for daydreamers, afternoons are best spent relaxing on the covered decking and sunbathing in the coastal garden. And as night falls, head down to the beachside tiki hut for a nightcap before retreating to the hot tub for a moonlit dip.
Perched above the beach on the edge of Coverack, leave the car and spend a long weekend exploring the local cafés, shops and restaurants on foot. For adventurers, the surrounding Lizard Peninsula provides a taste of Poldark country and the legendary Kynance Cove is a short drive away. With Roskilly Farm and the Cornish Seal Sanctuary nearby, there are plenty of options for memorable day trips with the family.

Kitchen/Dining Room
Immediately striking, the spacious white-washed kitchen is at the heart of Compass Point. Framed by vast bi-fold doors which open out onto the terrace, the far-reaching sea view is nothing short of sensational. High vaulted ceilings and feature windows draw in lots of natural light, while a trio of rattan pendent lights are suspended overhead.
Clad in soft white tones, pull up a bar stool at the sleek kitchen island and plan your day to the sound of the sea. With supper cooked in the Neff double ovens, microwave and induction hob, and drinks freshly chilled from the CDA wine cooler, pass dinner through the hatch to enjoy an al fresco meal on the terrace. On chilly nights, warm your hands with drinks from the built-in coffee machine and take to the large dining room table for family games as the Neff dishwasher takes care of cleaning up. For the perfect ‘big night in’ soundtrack, look no further than the SONOS sound system.
Please note: guests with pacemakers should avoid using the induction hob as this can interfere with the device.
Living Area
Light and bright by day yet wonderfully cosy come night-time, the living area is a versatile space. A roaring fire and feature log store command the room, while bi-fold doors opening onto the terrace make it easy for groups to come and go. The LG Smart TV is complete with a Blu-ray player and Netflix – ideal for catching up on your favourite series while you’re away. Choose a film from the extensive collection and take to an inviting navy sofa, sink into the swivel chair or perch on a beanbag for a board game – there’s plenty of space for socialising.
Terrace
Directly accessed through bi-fold doors in the kitchen and lounge, the elevated terrace is wonderfully sociable and great for mid-stay celebrations. Take a seat for cocktails at the bar or dine with friends at the outdoor table.
W/C
Located just outside the kitchen and dining room, there’s also a convenient shower and W/C on this floor.

The king size bed looks straight onto the rippling ocean beyond the garden, framed by bi-fold doors that welcome in plenty of natural light. With direct access out onto the terrace, be tempted by a pre-bedtime dip in the hot tub just outside and watch the sun sink beneath the sea. On cosy nights, you’ll find the perfect storm watching spot on the navy sofa, while a collection of coastal artwork lines the walls. Finished with subtle nautical touches, the en-suite bathroom features a large walk-in shower.
Bedroom Two with En-suite
A relaxing king size room with direct access onto the decked terrace, bedroom two is light, bright and spacious. The interiors are finished in sophisticated dark blue, while a timeless wicker armchair provides a lovely spot to take in the view. With storage space in abundance, the large mirrored wardrobe will keep belongings tucked away. Fantastically spacious and edged in moody slate tiles, the en-suite bathroom features a large walk-in shower.
Bedroom Three
Bedroom three has a zip and link bed which provides the flexible option of a super king or twins. It’s ideally located next door to the master bedroom and family bathroom, making it a great space for younger members of the group.
TV Room
Instantly atmospheric with its space grey colour scheme and slick black fittings, the TV room will be a hit with movie lovers. The 70 inch LG Smart TV takes centre stage and is complete with a surround sound SONOS system, Xbox 360, Blu-ray DVD player and Netflix – perfect for competitive games nights or films with the family. Close the blinds and curl up on the inky blue sofa as your favourite cult classic plays on the big screen, or dim the lights for a pre-supper snooze.
Family Bathroom
With the inviting laid back atmosphere of a Cornish spa, the family bathroom is calm and understated. Navy panelling frames the striking freestanding bath tub, while a pair of porthole mirrors sit above the double sinks.
Utility
Housing an AEG washing machine and tumble drier, the utility room takes on a muted colour palette and has plenty of space for storing extra groceries. There’s also direct access onto the garden, making it easy for guests to come and go.
More about theFirst Floor
Bedroom Four
Another versatile room owing to the super king size zip and link bed, bedroom four occupies a floor of its own. With all the elegance of a botanical glass house, the huge pitched window floods the room with light, while a muted grey colour palette makes the space instantly welcoming. Wake to pale blue skies before heading downstairs for breakfast. Located just downstairs, you’ll also find a convenient W/C and shower.
More about theExterior
Garden
Anchored at the edge of the water, wrap up warm inside the tiki hut as dinner sizzles away on the charcoal barbeque, or watch the sunrise from a lounger. From the decked terrace and hot tub, a steppingstone path winds its way to the lower level of the garden, which is covered in sandy-coloured pebbles.
Accessed through bi-fold doors in the lounge and kitchen, the elevated first floor terrace is perfect for braving the morning chill at breakfast, while the covered decked area on the ground floor lends itself to lunch overlooking the sea.
Due to a steep drop at the bottom of the garden and the stream running alongside, we advise that children and dogs are always supervised when enjoying the outside space.
Parking
There’s enough room to park three cars on the driveway at Compass Point, as well an electric car charger.
Hot Tub
Made for blissful night-time soaks, a striking cedar-clad hot tub sits just outside the master bedroom. Sunken into the decking, raise a glass as the sparking West Cornwall sea provides a mesmerising backdrop. If sociable nights are on the cards, there’s also a playful hanging chair and a bench seat for two.

Compass Point is a beautiful, spacious house in a stunning location. The house has been designed to make the most of the views wherever possible. There's plenty of space for everyone to spread out inside and out. Lying in the hot tub and gazing at the views is a memory that will stay with us always. Detailed and personal communication from Perfect Stays as always!
”This was a stunning property. The finishes are great quality and the decor is very tasteful. We loved walking down to the village to get our morning coffee and pick up provisions as well as walking to the beach and swimming in wonderfully clear water. Perfect Stays were very efficient and even checked in on us during the stay. We would definitely stay again.
”We spent a fabulous week in Coverack, a delightful fishing village near Lizard. The house is absolutely stunning with superb sea views - very spacious, well equipped and maintained. Being a three generational family with little ones the
utility room was especially handy and once the little ones were asleep the hot tub came into its own. The team at Perfect Stays went above and beyond to make sure we had the best time, answering every question and making sure we had
everything we could possibly want. The Bay, The Lighthouse and Paris House are definitely worth a visit and are all within a few minutes stroll along the beachfront, as are the local shops, selling everything from kids' wetsuits to delicious pasties. We can't wait to return.
What a glorious week we have had at Compass Point. We've been loving the views, the garden and the hot tub. We loved being in Coverack - the café, village stores, fish and chips and the Sculpture Park. There are some lovely walks locally and at the Lizard and Penrose/Porthleven. Thank you!
”We had a lovely time at Compass Point, with so many memories made and the hot tub and views were great. We found lots of shells on the beach, enjoyed some wonderful Roskilly's Ice Cream and had lots of great meals out and about.
”Excellent customer service, incredible property and location - we'll definitely book through Perfect Stays again.
”Thank you for a great stay, everything went smoothly, and we appreciated the courtesy calls midway through the stay to see if everything was going well!
”We stayed at the beautiful Compass Point for one week in April 2023. The uninterrupted views are amazing from the property, stretching right across Coverack Bay to the harbour. The property is beautifully furnished, with large windows and doors that open right up, allowing you to feel you're living right beside the sea.
Loved walking to the harbour to get a morning coffee from The Loft and watching the clear blue sea below. Sunday lunch at The Boathouse or dinner at The Paris Hotel followed by quiz night (Wednesday) were all enjoyable. The grocery store has everything you need, especially hot pasties! We were made to feel so welcome by everyone we met and didn't want to leave. Compass Point is a very special place, and we are lucky to have stayed there.
”The house exceeded our expectations. The location is sublime - with unimpeded views across the ocean from almost every room in the house. The interior decoration is elegant and simple both inside and out. The kitchen is a joy to use and well equipped. We couldn't recommend this property more highly.
”Excellent stay in Coverack - Compass Point was an excellent base for hiking in the area. The house is clean, spacious, and fantastically organized. I've never cooked a meal in a kitchen with such beautiful ocean views.
”As frequent visitors to Coverack and surrounding areas, we were lucky enough to stay at Compass Point over the Jubilee weekend, and as part of family birthday celebrations. The house, and views, were spectacular and provided the perfect place for us to relax and celebrate all at the same time. The weather was very much in our favour so much time was spent on the beach, in the hot tub or sunbathing overlooking the sea. We look forward to returning again soon!
”We have just had the most amazing week at Compass Point in Coverack. The house was just perfect with wonderful views, great layout and so well equipped. We had fun just staying in during the evenings as the kitchen/dining area and adjoining sitting room are excellent for making your own entertainment. The coastal path was just outside the door, so we had lots of lovely walks with the dogs. By the way Sophie at the concierge service was truly wonderful before we arrived and made it so easy to organise groceries, chefs etc. Thanks.
”To the owners of the very lovely Compass Point - thank you for the very best New Year's Eve we have ever had - your house is fabulous, the view perfect and the village and people of Coverack entirely charming.
The Paris Hotel is our new favourite pub and the perfect way to dance in the New Year. The Greenhouse in St Keverne was equally good, as was Rick Stein's in Porthleven. Great walk to Cadgwith today - truly beautiful. Please can we come back?
”Best UK break ever. We had the most amazing week at Compass Point, the venue was incredible and Coverack was a beautiful place to spend a week with all the family. We would highly recommend.
”The photos of Compass Point look incredible on the website but the property itself is even better in reality. Light, spacious and well equipped there was little need to leave the property for entertainment.
